Market Expectations 2025

As the commercial property market kicks into gear for 2025, market commentators and agents are quite optimistic about Ireland’s Investment market prospects for the next 12 months. While its always difficult to predict external geo-political issues, the prospect of stabilising economic conditions including improving financing environment with further interest rate cuts earmarked for 2025, Ireland is very well placed to offer selective investors opportunity and attract substantial international investment.

IDA Ireland 2024 Annual Results also confirmed a continuing attractiveness among International Investors seeking high value skills and innovative ecosystem which augurs well subject to the impact of the Trump presidency. Sustainability and buildings with green credentials including LEED and BREAMM will continue to be in demand ahead of evolving regulations and minimum international standards

While the Irish market continues to benefit from decreasing interest rates and general political stability, both well informed national and international investors look set to reap the rewards well into 2026 and beyond. Prime Asset classes in the Retail, Industrial/Logistic, Student Accommodation and Offices will become increasingly competitive sectors with limited supply. All in all market expectations are positive for 2025 with a steady increase in activity levels expected and an increase in turnover to close on the 10 year average of €4 billion, subject to adequate supply of product in the market.
