Hybrid Working Model Gathers Momentum.
As we close in on the final quarter, many office Agents including JLL, Lisney, Colliers and HWBC are reporting increasing levels of demand and requirements for office accommodation. In it’s recent 2021 Office Review, HWBC believes the lifting of restrictions and successful vaccine rollout will lead to a substantial increase in tenant activity during the second half of the year. The same agent also expects rents to return to growth from 2023 onwards, with reserved space in excess of 800,000 sq ft and large occupiers including KPMG, An Post and Tik Tok in advanced discussions for new offices.
Prime City rents levels are currently in the order of €57.50 per sq ft with modern suburban offices quoting in the region of €27.50 per sq ft. Many Agents are pointing to an increasing demand for flexibility in layout and design as the Hybrid working model gathers momentum. Sustainability and energy efficient offices are also a major priority as tenants demand highest energy rating credentials.
